1. What is HVAC?
Heating, Ventilation, and Air Conditioning (HVAC) is the technology of indoor and vehicular environmental comfort.
HVAC is an important part of residential structures such as single family homes, apartment buildings, hotels, hospitals & aged care/senior living facilities.
Ventilation (the “V” in HVAC) is the process of exchanging or replacing air in any space to provide high indoor air quality which involves temperature control, oxygen replenishment, and removal of moisture, odours, smoke, heat, dust, airborne bacteria, carbon dioxide, and other gases.
Ventilation removes unpleasant smells and excessive moisture, introduces outside air, keeps interior building air circulating, and prevents stagnation of the interior air.
Ventilation is also required in large closed carparks & fire emergency exits in large buildings
Refrigeration is sometimes added to the field’s abbreviation, as HVAC&R or HVACR
The term refrigeration means cooling a space, substance or system to lower and/or maintain its temperature below the ambient one (while the removed heat is rejected at a higher temperature)
In other words, refrigeration is artificial (human-made) cooling.
2. Stair Pressurisation
Stair Pressurisation testing is an essential part of your HVAC / Fire compliance testing schedules.
Stair Pressurisation systems enable the stairwell air pressure to be set to the required level to allow smoke to be pushed away from the fire stair door whilst still enabling evacuating persons to easily open the door.
This is a specialised field as it is incorporated with the fire system as to only activate in the event of an emergency (fire alarm).

3. Exhaust / Ventilation
Another aspect of HVAC systems offered by M.F.E. Services is exhaust and ventilation systems.
Many of these systems are also incorporated into the buildings fire system to activate during the event of an emergency such as supplying fresh air to particular areas or to remove excess smoke or CO.
These can also be used in areas such as carparks for non-emergency situations, simply to provide a clean air environment removing vehicle exhaust fumes usually working in conjunction with a CO monitoring system.
4. Air Conditioning

Larger buildings also may have the air conditioning systems work in conjunction with the fire system. Having an A/C shutoff prevents feeding a fire fresh air through the A/C system. The interfaced system can shut this down and prevent fueling the fire with more oxygen.

Being the Chairperson of the Committee of the Body Corporate of Sea Air CTS 37435, a mixed use commercial and residential building located at 141 Shore Street West, Cleveland, I have been the contact for the fire services contract for the building for several years.
A few years ago, our body corporate changed our provider of inspection, testing and maintenance for the building’s fire services from a large supplier of these services to MFE, a medium size enterprise.

Over the past 14 years, we have engaged the services of MFE Fire Services at Trafalgar Towers to do our annual fire maintenance contract and all the associated repairs identified by this contract.
In the 14 years that I have managed Trafalgar Towers, I have found MFE to be completely reliable and competent. Not only have they attended to regular maintenance items without notification or request, but have provided detailed and accurate reports within a day or two at most. This is crucial in order to ensure rectifications are able to be carried out quickly as required by Queensland Fire and Emergency Services.
To that point, I have been audited by Queensland Fire and Emergency Services five times during my management period at Trafalgar. Not only were we always 100% compliant, we were congratulated for optimal record keeping and quick rectification of identified defects. I give full credit for that to the outstanding service that MFE provide.
In addition, not only does MFE carry out all of the required fire maintenance contract items, they also have a team of experts in other crucial areas such as fire doors, stairwell pressurization, smoked spill and ventilation exhaust monitoring. That assures me as manager that all our fire maintenance commitments are met satisfactorily to QFES standards.
Furthermore, at all times I have found MFE staff to not only be highly professional, but polite, considerate and willing to work with a variety of on-site clientele including permanent residents, live in owners and holiday guests, showing the utmost respect to minimise the impact of their work on occupants.
Over the years, we have compared MFE to other fire maintenance contract providers and while MFE is not always the cheapest, this service has always been complete with no hidden extras. When seeking comparison quotes, they may have quoted less, but as my colleagues in the industry have advised me after disappointment with others, you get what you pay for.
